Some Suggestions for Faster Turn Times
The appraisal profession is always evolving. Every year, it seems, appraisers are asked to present additional information or have steps added to their research. They do this extra work to ensure their client receives the most useful data. In order to keep up with the continuously changing requirements, M Davies Appraisal LLC is constantly testing additional tools and tweaking processes in order to increase efficiency so we can do more work for our customers. Since M Davies Appraisal LLC knows that time is important to everyone, here are some things you can do to decrease turn times when you order an appraisal from M Davies Appraisal LLC:
- Are you ordering appraisals online? With online ordering, you get automatic e-mail notifications that the request was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! We don't have to re-key information from a fax, and you don't have to wonder whether we got the request.
- Are you providing complete and accurate information about the subject property? There's nothing like being one number off on the street address to add unnecessary time to an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name is great information to include with your request. Even a list of recent sales from the area is welcome — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

- Are you telling us up front any characteristics of the property that might make it distinct? Cookie-cutter homes are relatively easy to appraise. What takes time is analyzing how unique elements contribute to or detract from what otherwise would be a property's market value. When you order your report, let us know if there are unique elements of the home or surrounding area -- for example, it's recently had an addition built on, it's subject to zoning restrictions, and it's susceptible to flooding. These are things we will find out on our own anyway, and knowing them sooner will likely make your report arrive sooner.
- Did you make the homeowner of the home aware of what to expect? Setting an inspection time and date with the homeowner can be one of the most inefficient parts in the appraisal process. Some homeowners are clearly apprehensive with the idea that a stranger wants to come in their house, look around, and take numerous notes. Many commonly think they must make the place spotless before the inspection, believing that will make the house appraise for more money . So they put off the inspection until they have cleaned.
